Why every wall deserves a second chance
Facade renovation in Mallorca
Given the weather conditions in Mallorca, the importance of façade renovations should not be underestimated. It’s all about protecting the masonry, maintaining the appearance and ensuring the longevity of your home. RM BALEARES carries out this work professionally. A free initial consultation is included.
Facade renovation: a project we’re passionate about
There are some jobs where you only see the result after weeks. And there are others where every single step is immediately visible, layer by layer, metre by metre. For us, façade renovation falls into the ‘immediately visible’ category. That is precisely what makes it so special to us.
Every wall we work on receives our full attention. Not because we have to, but because we know that a façade is far more than just the outer shell of a building. It is a protective shield, a calling card and often a part of the building’s identity. This is particularly true of the distinctive fincas, townhouses and holiday homes that make Mallorca’s architecture so unique.
Why façade renovation in Mallorca presents particular challenges
Anyone renovating a façade on the European mainland has it easier in many respects than on an island such as Mallorca. Whilst the Mediterranean climate is a blessing for quality of life, it places a real strain on the building fabric and surfaces:
- Salty sea air: attacks plaster, paint and joints much more severely than a continental climate
- Intense UV radiation: over many months of the year, this leads to fading and material fatigue
- Significant temperature fluctuations: between summer and winter, and between day and night, cause stress in the material, which can lead to cracks
- Damp and mould growth: particularly in older buildings with inadequate insulation or leaks
What lasts for decades in Northern Europe can show the first signs of damage in Mallorca after just a few years – if the materials and workmanship are not suited to local conditions. This is precisely why choosing the right plasters, paints and techniques for façade renovation is not a minor matter, but the foundation for a result that truly lasts.
Our process for façade renovation
At RM BALEARES, we take a systematic approach to every façade renovation. Every project begins with an honest assessment of the current condition and only ends when the result meets our own high standards.
1. Assessment and analysis:
First, we inspect the condition of the existing façade. Where are there cracks, flaking plaster, damp damage or mould? What are the underlying causes? Only by identifying the root cause can we carry out a sustainable renovation rather than merely concealing the problem superficially.
2. Preparation of the substrates:
Loose and damaged layers of plaster are professionally removed, and the substrates are cleaned and prepared. This phase is crucial to the longevity of the entire result, even if it is no longer visible afterwards.
3. Repair and re-plastering:
Damaged areas are repaired, and larger areas are re-plastered. Depending on the desired appearance and the building’s requirements, different plastering techniques are used – ranging from classic mineral plaster to textured surfaces.
4. Coating and finish:
Finally, the façade is given a coating tailored to the Mediterranean climate: weather-resistant, UV-stable and breathable, so that moisture can escape without causing damage from the inside.
5. Final inspection:
We only consider a project complete once the appearance, structure and workmanship are just right. Layer by layer, using the right techniques and with the aim of ensuring that the result not only looks good but is also durable.
More than just aesthetics: Why it’s worth renovating a façade
A refurbished façade is, first and foremost, a visual improvement. But the benefits go far beyond that:
- Preserving the property’s value: A well-maintained façade is often the first impression that buyers or tenants get of a property
- Protecting the building structure: An intact façade prevents moisture from penetrating the masonry and causing long-term damage
- Energy efficiency: When combined with insulation, façade renovation can significantly reduce energy consumption. This is an issue that is becoming increasingly important in Mallorca in view of rising energy costs
- Prevention rather than repair: Renovating at an early stage helps to avoid more extensive and costly damage in the future
